Job Description:

Using an entrepreneurial approach, collaborative leadership style, and effective analytical skills, this individual will work with Division and Department leadership to refine and implement key business development initiatives that are aligned with the organization’s strategic goals. The individual will assist with the administration of assigned airport real estate, procurement, contracting, and commercial development programs, including contract and lease, preparation, negotiation, administration, and monitoring. They’ll oversee short and long-term program-level initiatives and objectives. They’ll serve as a key member of the Division’s team establishing, monitoring, and assessing the effectiveness of strategic business plans, performance measures, and contract management for assigned programs.

Reporting to assigned management, this professional, assistant manager level position requiring a background in airport contacting, revenue generation, property management, procurement, and supervision of staff for assigned programs.

This position interacts extensively at management, consultant, tenant, and inter-agency levels, and is a key participant in formulating decisions having significant fiscal and organizational impacts. Strict confidence in matters of business negotiation and other sensitive efforts is required.

Areas of responsibility include, but are not limited to: airline, professional services, concessions, cargo, corporate, contract management, property management, risk management, and tenant relations.

TYPICAL DUTIESAir Service & Business Development

  • Assists with the development and implementation of Division strategies to grow and enhance air and cargo service.

  • Assists with the planning and execution of committee meetings to foster collaboration amongst relevant stakeholders both internally and externally.

  • Researches complex trends in air service, cargo and general business development utilizing data gathered internally and through external stakeholders to present recommendations to management.

  • Meets with internal and external stakeholders and executives to present development opportunity information.

  • Researches, prepares, and presents budget/revenue projections and miscellaneous investment/financial analyses. Formulates and presents recommendations for best practices.

  • Provides strategic input on Division programs and goals while ensuring compliance with local, state, and federal contract requirements and public procurement processes. Assists with the preparation of contracts and leases.

  • Analyzes financial forecasts/analyses to evaluate potential returns from non-traditional revenue growth strategies; facilitates the prioritization of these initiatives with the leadership team.

  • Participates in special projects and conducts extensive specialized research or studies pertaining Airport expansion and development.

  • Acts as the primary point of contact and project manager for new air carrier start-up and market exit.

  • Performs other duties as assigned.

MINIMUM QUALIFICATIONS:

  • Bachelor’s Degree in aviation or business management, operations, marketing, or a directly related field. Minimum of two (2) years’ experience with progressive responsibility and comprehensive professional experience in real estate management and development. Education and experience may be substituted, one for the other, on a year-for-year basis.

  • Working knowledge of airport real estate management, finance, contracts and procurement, and business development. Demonstrated ability to implement, monitor and administrate property contracts and leases.

  • Ability to gather, compile and disseminate information; solve problems and work independently.

  • Demonstrated ability to research and understand real estate and business development market conditions and to make projections and recommendations relating to commercial activities accordingly.

  • Proficient in computer use and the application of a variety of associated software including spreadsheet, word processing, and presentation programs.

  • Excellent interpersonal skills and the ability to communicate effectively orally and in writing.

  • Ability to develop and maintain effective working relationships with co-workers, business partners, airport and city employees, governmental agencies, and other stakeholders.

  • Knowledge of business administration principles and processes as they relate to civil airports.

WORKING CONDITIONS:

  • Moderate physical effort, comfortable working conditions, handling of light weights; intermittent sitting, standing, and walking. Exposure to elements expected in airport and construction environments.

  • Exposure to stressful situations as a result of human behavior, time constraints, and or multiple demands and priorities.

  • May be required to work non-traditional hours. Possible out-of-state travel.
